I want to take a moment to recognize and sincerely thank Rose Spencer for the outstanding support she has provided as my community manager of The Village at Courthouse Commons (VCC). From the very beginning, she has been kind, patient, supportive, knowledgeable, and genuinely compassionate in addressing both my concerns and questions.

Rose consistently went above and beyond by providing helpful references, resources, and thoughtful suggestions to guide me through various community matters. On one occasion, she spent over 20 minutes on a single call with me, making sure every question was thoroughly answered. Not once did I feel rushed—instead, she made me feel like a true priority.

Over the course of three weeks, I reached out to Rose approximately six times through a combination of emails and phone calls. Each time, her responses were prompt, professional, and thorough. There was even an instance where she returned my call just minutes before the close of business, yet still took the time to ensure our conversation was complete and unhurried.

I feel both grateful and privileged to have Rose as my community manager. Her role is undoubtedly challenging, especially when delivering information that homeowners may not always want to hear. Despite this, she consistently shows up with class, maturity, and grace, representing our community with integrity.

I also encourage my fellow homeowners to become well-versed in our community policies, regulations, and HOA bylaws. Doing so allows for more productive and informed conversations with our community manager Rose and neighbors, enabling us to approach concerns with clarity, solutions, and collaboration.

I am extremely pleased with the handling of my HOA concerns by Ms Chambliss a manager at the Wistar Glen condos in Henrico. Not only was she attentive but had already taken action to correct the problem after her on site inspection prior to my call. The fact that her office is in Fredericksburg did not compromise our services. Great job!

I am a part of the Board of Directors in my neighborhood and ever since she's been on board the last couple of months, our community has seen a great change. I had a. Serious problem with my HOA about a violation that would have cost thousands of dollars. It was one which was not totally my fault. After many months of trying to resolve it, a team from Landmarc coordinated with the Attorneys and resolved it in my favor within a few short weeks. Their dedication and professionalism was truly outstanding. As a result, the HOA Board and my family are all extremely satisfied. Rose Spencer, a Portfolio Community Manager with Landmarc, was incredibly responsive when we needed documents for an upcoming tenant. She handled everything quickly, professionally, and made the entire process smooth and easy. A pleasure to work with, highly recommend!
I haven't had to engage much with Landmarc, our HOA management company. However, I recently had to work through a couple Architectural change approvals. Shannon Williams was very helpful in walking us through and shepherding the process. She did great.
I wanted to share a recent great experience that I had with Landmarc. We finally decided to a large, backyard renovation that we have been wanting to do for a while. With it already being spring, our contractors made us aware that we needed to get fast HOA approval to get the ball rolling and have the project completed by the date we wanted it done by. I reached out to our office contact, Jana Zettl, and explained the situation. She said it typically takes up to 30 days to get approval but if we sent the documents needed over, that she would work to expedite it for us. The day we sent it over, she pushed it through for a vote and the following morning, came back with an approval. Talk about fast! We are thankful for her flexibility, professionalism, and kindness!

How can I request resale certificate?

On the top right corner click “Order Resale Certificate”. This will direct you to the Resale Certificate Information page where you can review the fees. Once you click “Order Resale Certificate”, this will connect you to CondoCerts, our secure ordering center. You will be prompted to register. Once completed, click “Place Your Order Now!” and CondoCerts will guide you through ordering.

How can I pay my association assessments?

Payments can be made by check or money order, direct debt (ACH), online through this website or through your bank’s bill pay service. For more details on the different payment options we offer, go to the “Homeowner Links” tab above and click on “Payment” in the dropdown.

I just closed on my home. What do I do?

Congratulations on your purchase! After closing, your title company will send us a copy of your settlement paperwork and we will set up your association account.  Because it can take 1-2 weeks for us to receive the paperwork from the title company, we ask title agents to collect advanced assessments at closing, giving you some time before your first payment is due.  Once your new account is set up, we will send a welcome package to the property address including your new account number, contact information for your Community Manager and Accounts Manager and the date your first payment will be due.  If you will not be living at the property or will be moving in at a later date, please contact us with an alternate mailing address so we can make sure you receive the association information for your new property.
